Will pressure washing damage my siding, paint, or landscaping?

No — we use a low-pressure soft-wash technique on siding, painted surfaces, and roofs. High pressure only goes on concrete, brick, and pavers where it's safe. We pre-rinse and post-rinse plants so soaps don't stress your landscaping.

How long does a typical job take?

Most driveways are done in 60–90 minutes. A full home wash is 2–4 hours. Larger commercial jobs and full-exterior packages can take a half-day. We'll give you a clear time estimate when we quote.

Do I need to be home?

Not at all. As long as we have access to the area being cleaned and an outdoor water spigot, you don't need to be there. We'll send you photos when we're done.

Do you bring your own water?

We use your outdoor water spigot — that's standard for residential pressure washing. The cost is minimal (a few dollars on your water bill at most).

What's the 3-year free callback?

If a stain we treated comes back within 3 years — mildew on siding, spots on concrete — we'll come back and spot-treat it for free. Just call or text us. It's our way of standing behind every job.

How do I get a quote?

How much does it cost?

Most driveways are $220–$340. Patios run $180–$320. Whole-home soft washes are $400–$750. Larger combo packages (driveway + patio + house) typically run $650–$1,100. Final price depends on square footage and condition — we give exact pricing free, and you're never locked in until you say yes.

How do I pay?

We accept cash, Venmo, Cash App, Zelle, check, and most cards. Payment is due after the work is complete and you're happy with it.

Are you insured?

Yes. F&L Pressure Washing LLC is fully insured, and we can provide proof of coverage before work starts when requested.

How often should I get pressure washed?

Driveways and concrete: every 12–18 months. House soft-washing: every 18–24 months. Decks and patios: yearly. Most customers schedule once each spring as a standing appointment.
